Consents & Wayleaves Manager

We are looking for an experienced Consents & Wayleaves Manager to join the team to work across our Sites in Scotland. As Consents & Wayleave Manager, your primary responsibility is to liaise with and manage external Land Management Specialist companies to negotiate, secure, and administer wayleave agreements between utility companies or infrastructure developers and landowners. You will ensure that necessary permissions are obtained for installing, maintaining, and repairing equipment such as pipelines, cables, or Overhead Line infrastructure on private land.
Responsibilities
- Negotiate wayleave agreements with landowners, ensuring terms are fair and legally compliant.
- Ensure all wayleave agreements comply with legal requirements and regulations, including Landlord and Tenant Act provisions.
- Liaise with landowners, developers, solicitors, and other stakeholders to facilitate agreement negotiations and resolve any disputes.
- Prepare and review wayleave documentation, including agreements, licenses, and legal notices.
- Conduct site visits to assess feasibility and impact of installations and to address landowner concerns.
- Maintain accurate records of agreements, payments, and correspondence related to wayleaves.
- Provide support to project managers and engineers regarding wayleave issues, ensuring timely and cost-effective project delivery.
- Identify and mitigate potential risks associated with wayleave agreements, including landowner disputes and compliance issues.
- Advise internal stakeholders on wayleave procedures, regulations, and best practices.
- Stay updated on industry developments, regulatory changes, and best practices related to wayleave agreements.
Skills & Experience
- Understanding of property law, specifically relating to wayleave agreements and land rights.
- Ability to negotiate effectively and diplomatically with diverse stakeholders.
- Excellent verbal and written communication skills, with the ability to explain complex legal terms clearly.
- Strong organizational skills and attention to detail in reviewing legal documents and agreements.
- Ability to resolve disputes and conflicts that may arise during negotiations.
- Experience in coordinating projects and managing multiple tasks simultaneously.
- Proficiency in MS Office (Word, Excel, Outlook) and experience with database management software.
